Home prices were up 19.6 percent in February in Kent compared to the same month last year.
The median home price was $255,500, according to numbers compiled by Redfin, a Seattle-based real estate company.
Sales were down 7 percent with 79 homes sold. Homes sold 2.4 percent faster, spending an average of 40 days on the market.
Decreasing affordability and a lack of inventory has hurt sales in the Puget Sound area, according to Redfin.
